Sobha Aquamont is a group of three residential towers in Downtown Umm Al Quwain, Sobha's 25 million sq ft beachfront development in the emirate. Sobha's one-pager puts it between Dubai and Ras Al Khaimah, with access to 11 km of uninterrupted shoreline, 7 km of it beach and beach park.
Sobha's brochure names the project "Skyline by the Shore". Sobha's fact book lists 1,152 residences and multiple retail units, with retail and parking on the ground floor and homes from the first floor up. Sobha gives its anticipated completion date as June 2028.
Prices
Sobha's Downtown UAQ one-pager listed starting prices of AED 1.11 million for a 1-bedroom, AED 1.44 million for a 2-bedroom and AED 4.30 million for a 3-bedroom. The one-pager's date, May 2025, is taken from the file and is not printed on the page.
Homes
Sobha's brochure draws each tower's plans type by type. One-bedroom apartments have a powder room and a balcony or a yard, and 2-bedroom apartments have a balcony or a yard. The 3-bedroom duplexes have a powder room and, in some types, a maid's room, with a balcony.
Sobha's fact book describes matt emulsion walls, porcelain tiles throughout, an ensuite to the master bedroom, and kitchens fitted with an oven, gas hob, hood, refrigerator and washing machine. Bathrooms have chrome fittings and premium-brand sanitaryware. Doors, kitchens, wardrobes and vanities are finished in laminate, melamine or an equivalent. Homes carry provisions for smart-home control of lighting and temperature, and the facade is double glazed.
Amenities
Sobha's fact book lists these amenities for the towers: an entrance lobby with reception, a library lounge, a gymnasium, a health club with steam and sauna, a multipurpose hall, an indoor games area, a business lounge and meeting space, a cafe lounge, a swimming pool and a barbecue area.
For the wider community it lists a wellness park, yoga deck, running circuit, tennis and paddle courts, a skateboarding zone, ping pong tables, a trampoline, barbecue and dining areas and an amphitheatre. It also lists an art and design district, a museum and marine experience centre, a marina, a public beach, a club house, a hotel and souk and a transportation hub. Sobha describes the amenities as representational.
