Elmora apartments in Jumeirah Garden City
Elmora is a residential building by Neoterra Developments in Jumeirah Garden City, Dubai. The brochure sets it between Jumeirah Garden City and Sheikh Zayed Road and says residents have a park next door. It is limited to 85 residences: studios, one-bedroom and two-bedroom apartments, all fully furnished. The Dubai Land Department register also records 85 homes, in one building.
The brochure's tagline is "Luxury Done Thoughtfully". Its headline features are the furnished residences, juliet balconies with Dubai views, landscaped greens and lifestyle experiences across two floors. It credits GRID as Development Lifecycle Management Partner, and describes the grand entry lobby as "A creation by GRID".
Homes
The brochure names three groups of residence. The studio sits in "The Alcove Residences", the one-bedroom homes in "The Solitaire Residences" and the two-bedroom homes in "The Regal Residences". It prints the internal, balcony and total area of each type on its own plan page and names the view each type faces: community, Burj Khalifa and Downtown, or the Dubai Frame.
The studio has an internal area of 224 sq ft. The brochure prints no balcony area for the studio or for one-bedroom Types 6, 7 and 8, so their total area equals their internal area.
Two-bedroom Type 1 has 687 sq ft internal and 957 sq ft in total. The brochure gives it an outdoor area of 270 sq ft and a view of Burj Khalifa and Downtown.
Every residence is fully furnished. The brochure lists a sofa, TV and table in the living room, a dining table and chairs, beds and wardrobes in the bedrooms, an outdoor set on the balcony and a built-in washer-dryer. Kitchens are fitted, with stone countertops and splashbacks, soft-close cabinets, an undermount sink and an included microwave, oven, hob, hood and fridge. Bathrooms have porcelain tiling, frameless glass shower screens and a hand shower kit, and the master bathroom adds ceiling-mounted shower heads, a bath mixer with hand shower and a separate shower area.
The specification adds centrally air-conditioned homes, anti-break main doors, smart home automation for lights and air conditioning in all apartments, audio door entry, and TV and data wiring throughout.

Neoterra Developments' brochure lists these amenities, and describes lifestyle experiences across two floors.

Its location map marks Burj Khalifa, Dubai Mall, the Dubai Frame, the Museum of the Future, Burj Al Arab, Palm Jumeirah, Dubai Creek Harbour, and Dubai International and Al Maktoum International airports, with Sheikh Zayed Road, Emirates Road and Al Khail Road. The map is not to scale. The brochure says the balconies open onto views of Burj Khalifa, the Dubai Frame and the Museum of the Future.

The Dubai Land Department register lists Elmora as project 4088, developer Neoterra Real Estate Development. It records the project as active and under construction, registered on 7 October 2025 with a start date of 15 December 2025. The register files a planned completion date of 15 February 2028. It lists 85 homes in one building.
