The brief
Azizi Jaddaf Beach Oasis is a freehold residential development by Azizi Developments in Al Jaddaf, Dubai. Azizi builds it around a central beach-style pool, with studios, one-bedroom apartments and penthouses. Azizi's floor plates show two towers, Tower A and Tower B, with retail and food and beverage units on the ground floor.

Azizi's brochure, a file created in February 2026 that prints no date of its own, listed studios from AED 720,000. It stated that prices were subject to change without prior notice and could vary with availability.
At that starting price, the smallest studio, with a total apartment area of 313.98 sq ft, came to about AED 2,300 per sq ft on total apartment area.
Azizi's unit plans print three areas for every home. The apartment area is the inside of the home. The balcony area is printed on its own line. The total apartment area adds the two together. Each plan carries its room sizes in metres.
Studios have an apartment area of 266.62 sq ft in the smallest layout, unit 128, to 289.01 sq ft in units 208, 408 and the matching floors above. The smallest total is 313.98 sq ft, in type 1H on units 247 to 1547, made up of 269.96 sq ft and a balcony of 44.02 sq ft. The largest total is 494.06 sq ft, at unit 126, where the balcony measures 212.48 sq ft.
One-bedroom apartments range from 491.48 sq ft of apartment area, in type 4 on units 255 to 1555 with a balcony of 89.66 sq ft and a total of 581.14 sq ft, to 592.45 sq ft in unit 129. The largest total is 943.13 sq ft, at unit B106, which has a balcony of 375.66 sq ft.
Penthouses sit on the top floor of each tower. Their total apartment area runs from 3,795.36 sq ft at unit A1602, made up of 1,876.15 sq ft and a balcony of 1,919.21 sq ft, to 5,671.29 sq ft at unit A1601.
Azizi notes on each plan that the coloured marketing plans are illustrative, and that dimensions, layout and finishes may vary.

Azizi Jaddaf Beach Oasis — Al Jaddaf
A privately held Dubai developer, building at volume across the city and now beyond it.
Azizi Developments is a Dubai-based private developer, which describes itself as construction-driven and vertically integrated across design, procurement, construction management and project delivery. On its own account Azizi has delivered more than 45,000 homes to residents and investors of over 100 nationalities, and has approximately 150,000 units under construction.
In September 2026 Azizi announced its first development outside Dubai, in Sharjah, which it describes as its largest master community to date.
Both figures come from Azizi Developments’ own public announcements about its business. They are carried here as the developer reports them — not an independent measurement, an audit, or a forecast — and they describe Azizi as a whole rather than this or any other individual project.
Azizi's factsheet places it in Al Jaddaf, Dubai, within walking distance of Al Jaddaf Metro Station, with connections to Al Khail Road and Sheikh Zayed Road. Downtown Dubai, Burj Khalifa and Dubai Mall are 10 minutes away.

Azizi's factsheet lists swimming pools for adults and children, a beach-style pool, a gym with sauna and steam room, a cinema hall, an indoor children's play area, a multipurpose hall, dedicated parking and 24/7 security.
