The brief

About this project

The Tides by AMIS on Dubai Islands

The Tides is a residential building by AMIS on Dubai Islands, Dubai. AMIS calls it "Your perfect wavelength" and describes 83 residences: one-, two- and three-bedroom apartments and townhouses, shaped around the idea of living between the city and the sea. AMIS describes a flowing facade where every curve is considered, and ties the design to sustainable thinking at every level: conscious materials, efficient layouts and natural cross-ventilation.

AMIS's floor plans carry a key section of the building that runs from the ground floor through two podium levels and eight upper floors to a rooftop.

Inside the residences

The brochure describes the townhouses as designed for family life, with living areas that encourage connection and private corners for quiet. AMIS lists warm materials and tactile finishes, floor-to-ceiling windows that draw in sea air and daylight, and landscaped front yards that extend the living space outdoors. Townhouse owners also have access to the shared amenities and rooftop.

Amenities

AMIS's brochure lists these amenities: fully furnished residences, an infinity pool, a barbecue area, an open-air cinema, a nature park, a bocce court, a Zen garden, a meditation pavilion, a yoga deck, a CrossFit zone and a gym. It describes them level by level.

Rooftop. The rooftop holds the infinity pool, a splash pad for children, a barbecue area and an open-air cinema for evening films.

First floor. The first floor is landscaped. Meandering pathways lead through the nature park and the bocce court to the Zen garden and meditation pavilion, and the outdoor gym, CrossFit zone and yoga deck sit alongside.

Ground floor. A double-height lobby has a concierge desk and lounge seating.

AMIS also describes the wellbeing side of the building: tree-lined paths and shaded gardens, open-air lounges and parks where neighbours meet, natural ventilation and energy-efficient lighting.

Dubai Islands

AMIS's brochure describes Dubai Islands as the city's newest waterfront neighbourhood, set across five interconnected islands and linked by direct bridges to Downtown, Deira and Bur Dubai. It gives these figures for the islands as a whole:

  • 60 km of waterfront
  • 20 km of beaches
  • 86 hotels and resorts
  • 2 golf courses
  • 7 marinas
  • 2 sq km of parks

It describes each island in turn:

  • Island A, the Mixed-Use Island Core: low-rise residential towers, a business district, a luxury mall and leisure and entertainment.
  • Island B, the Integrated Resorts and Communities Island: low-density living, boutique beachfront hotels, waterfront dining, sports parks and a small community village.
  • Island C, the Oasis Island: four eco resorts, an 18-hole championship golf course, private villa enclaves, spas and yoga studios.
  • Island D, the Sports Country Club Island: a residential and sports island with a country club offering tennis, soccer, horse riding, cycling and skateboarding, plus a resort and private beach club.
  • Island E, the Luxury Estate Island: a yacht-inspired island with signature estates, waterfront villas, a clubhouse and private marina berths.

AMIS places The Tides in the heart of Dubai Islands.

Getting around

AMIS gives these journey times from The Tides:

  • 10 minutes to the Gold Souq Metro
  • 20 minutes to Dubai International Airport
  • 20 minutes to Downtown Dubai

The brochure adds that water taxis, new bridges and future metro connections are on the way. It also notes that coastal regeneration along the shoreline is making the beaches cleaner and calmer, and that the island's beaches, yoga studios and health retreats are a short drive or boat ride from the building.
