Four and five-bedroom villaments facing an 18-hole pitch and putt course
Golf Ridges at Sobha One is a group of 54 villaments in Sobha One, the Sobha community beside Ras Al Khor in Dubai. Sobha describes a villament as a home that joins the space and privacy of a villa to the convenience of a duplex and the amenities of a luxury apartment building.
Sobha's plans mark golf course and water body views for most of the layouts. Its brochure describes private lifts inside the villaments, with dedicated lobby access and parking right outside the home.
Homes
Four-bedroom duplexes. Sobha's brochure draws them as Types C to K, some with variants. All include a study room, a maid's room and a powder room, and most add a private lift. Type H is the smallest: a suite of 2,605.40 sq ft (242.0 sq m) and a yard of 384.70 sq ft (35.7 sq m), 2,990.10 sq ft in total. Type D is the largest: a suite of 2,845.01 sq ft (264.3 sq m) and a yard of 506.44 sq ft (47.0 sq m), 3,351.45 sq ft in total.
Five-bedroom duplexes. The brochure draws Types A to C. Type A has a suite of 3,358.99 sq ft (312.1 sq m) and a balcony of 366.83 sq ft (34.1 sq m), 3,725.82 sq ft in total. Type B is the largest: a suite of 4,534.51 sq ft (421.3 sq m) and a balcony of 310.22 sq ft (28.8 sq m), 4,844.73 sq ft in total. Type C totals 4,831.06 sq ft.
Sobha's factbook describes an arrival through a double-height entrance foyer, a living and dining area overlooking the course, a semi-open kitchen with a breakfast counter, and a duplex layout joined by an internal lift and staircase. It adds a double-height balcony, a master bedroom with an ensuite bathroom and walk-in closet, and a maid's room, powder room, store and utility room in every home. Kitchens and bathrooms are fully fitted with white goods.
The golf course
Sobha's factbook places an 18-hole pitch and putt course in front of the buildings, with a water body, and a clubhouse. It describes the course as designed by a champion golfer with 159 professional wins, including nine on the Champions Tour, working with a golf course architect who has completed over 400 design projects on five continents.
Amenities
Sobha's factbook groups the amenities as follows:
- Recreate: the pitch and putt course and clubhouse
- Family: barbecue area, sky garden, family park, open lawn, giant chess, play equipment, pool slides and a toddler play area
- Entertain: amphitheatre, barbecue and dining areas, cinema screen, sensory gardens, group yoga decks, natural trails, open lawns and tranquil water
- Rejuvenate: battle ropes, fitness podium, handball courts, trampoline, gym, wellness park, ping pong tables, rock climbing, running circuit, training areas and jumping blocks
- Refresh: adults' pool, pool with beach, jacuzzi, 25-metre lap pool, sunbeds, wet bed lounges and a toddler pool
The factbook also lists district cooling, home automation provisions for lighting and temperature control, double-glazed floor-to-ceiling glass and EV charging stations. Sobha describes the amenities as representational and subject to approvals.
