Overview
Knightsbridge Phase 2 is the villa phase of Leos Developments' Knightsbridge community in District 11, Meydan, Dubai. The developer's brochure presents two villa types: The Chatsworth, a 5-bedroom villa, and The Blenheim, a 6-bedroom signature villa. Every villa has a private temperature-controlled pool and a private elevator. The developer's launch message lists Phase 1 as townhouses.
Leos Developments describes Knightsbridge as "Dubai's first climate-adaptive wellness community". The name comes from the London district, and the brochure draws on Georgian and Victorian references: mansion-style entrances, bay windows, decorative pillars and natural stone cladding in golden limestone hues. The brochure places the community a 3-minute walk from a swimmable lagoon.
The launch message gives a starting price of AED 13.8 million for the 5-bedroom villa and AED 23.1 million for the 6-bedroom villa. Payment is 50% during construction and 50% on handover, with handover for the Phase 2 villas in Q4 2028.

The brochure gives each villa type one sellable area: 6,005 sq ft for The Chatsworth and 9,007 sq ft for The Blenheim. On the 5-bedroom starting price and its 6,005 sq ft sellable area, the figure is about AED 2,300 per sq ft on sellable area. The working is AED 13,800,000 divided by 6,005 sq ft, which is 2,298.1, rounded up to the nearest AED 50. The brochure prints no built-up area.
Villas
The brochure shows The Chatsworth and The Blenheim on a site plan of the phase, with each plot numbered, and gives a details page for each type.
The Chatsworth, 5 bedrooms. The brochure describes a double-height entrance, a private elevator, open-plan living areas, climate-controlled terraces, fresh harvest gardens and a Takibi firepit. The feature list adds a semi-open kitchen, a gym, a walk-in master closet, a climate-controlled jacuzzi, an outdoor shaded terrace, a Karesansui garden, a balcony, a maid's and driver's room with bathroom, a smart irrigation system, AI security automation and an enhanced drainage system. The plans cover the ground, first and second floors.
The Blenheim, 6 bedrooms. The brochure describes a triple-height entrance, a private elevator, a gourmet chef's kitchen with a show kitchen, a harvest garden, a sunken lounge with a Takibi firepit and a shaded terrace with a fully equipped kitchenette. Inside, it lists a wellness area with an indoor jacuzzi and gym. It says the gym space can be converted to a cinema or multifunctional space, and its feature list shows a private cinema as optional. The master suite has a panoramic balcony, a lounge and a walk-in closet. Four parking spaces are listed, and the brochure adds a beverage chiller and waterproofing with a 10-year warranty. The site plan marks two of the Blenheim villas as corner units, and the brochure gives them their own plan page.
The brochure's interior pages show kitchens, living and dining areas, private pools, dressing rooms, master bedrooms, a cinema room and a gymnasium. Its sustainability page lists a solar water heater, energy-efficient LED lighting, UV-proof double glazing, a self-shading facade, an insulated building envelope, EV charging facilities, shaded parking and smart irrigation.

Community amenities
The brochure's plan of the phase numbers ten features: a swimmable Sunrise Lagoon, an outdoor cinema, a kids' aqua park, an outdoor jacuzzi area, a BBQ and smoke house pavilion, the Ripple water cafe, a jogging track, aqua sunbeds, the community entrance and the Sikka that connects to Phase 1. It also lists six pillars of wellness: physical, spiritual, environmental, emotional, social and intellectual.
The launch message adds a stargazing zone, a re-oxygenating waterfall, yoga decks and a spa.
