What Dubai commercial property actually resells for. A secondary-market price index for offices and shops — built from resale transactions, so it tracks the standing stock rather than the off-plan launch pipeline that distorts headline commercial numbers.

Dubai’s secondary commercial market now stands at 2.4× its 2022 level — the blended resale index sits at 236 (+136%), office and retail moving broadly together. This is a resale index: it excludes off-plan launches, which in early 2026 pre-registered at 2–4× resale rates — the distortion behind “all-time-high” commercial figures elsewhere.

At the latest complete quarter, office resale is clearing around AED 1,834/sqft (+14% year-on-year) and retail around AED 2,696/sqft. All commercial resale sits around AED 2,000/sqft (+24% year-on-year). Retail trades on a thinner sample, so its quarter-to-quarter path is noisier than office — read the trend, not the wiggle.

Q3 2026 is a partial quarter (July to date) — office is tracking near AED 1,885/sqft on 252 sales. Shown provisional and excluded from the index level until the quarter completes.

Indicative prototype — a simple quarterly trimmed median (1%/99%) of DLD (Dubai Land Department) sale transactions for existing-property (resale) offices and shops, indexed per segment to 2022 = 100. Not yet mix-adjusted, and off-plan launches are excluded by design. Directional, not a precise valuation; Retail and the current quarter carry thinner samples. The production index stratifies by area, sub-type and size band before the median.
