EOI is open on a new Fakhruddin Properties project in DLRC

Fakhruddin Properties is collecting Expressions of Interest on a new project in Dubai Land Residence Complex, with handover expected in Q4 2029. This is an EOI, not an open sale: units are not yet released for purchase, and registering places you in the queue for allocation when the formal launch opens.

The prices below are the developer's own starting prices at EOI. They are launch pricing and remain subject to the formal release — an EOI price list is the developer's opening position, not a contract, and unit-level pricing can move between EOI and release. The Q4 2029 handover is the expected date, not a confirmed one.

What makes the release unusual is its span. It is one address offering studios at AED 799,000 and a 4,588 sq ft retail unit at AED 11.375 million, which means a first-time investor and a retail operator are buying into the same building on the same payment terms.

Residential starting prices

Residential pricing opens at AED 799,000 for a 378 sq ft studio. Three configurations are priced at EOI.

The price-per-square-foot column is our arithmetic — the developer's stated starting price divided by the stated size — and is not a rate Fakhruddin Properties has published. The area basis behind those sizes has not been stated to us; on this site every PSF figure is quoted on built-up area unless the basis is given otherwise, and we confirm the basis with the developer before exchange.

The rate falls as the unit grows, which is the ordinary shape of a Dubai launch price list: the studio carries the highest rate at AED 2,114 per sq ft and the two-bedroom the lowest at AED 1,567. On entry cost per square foot, the two-bedroom is the better-priced residential unit in the release by a clear margin.

Commercial pricing opens at AED 925,000 for a 454 sq ft office. Two commercial types are priced at EOI.

A 454 sq ft office at AED 925,000 is a genuinely small commercial entry ticket for Dubai, and it is the figure most likely to interest an owner-occupier buying a licence address rather than an investor buying yield. The retail unit is the most expensive square footage in the release at AED 2,479 per sq ft, which is what ground-floor frontage in a residential-led building normally commands.

The residential payment plan

The plan is 10% on booking, 10% one month later, then 1% a month for 80 months, split 58% during construction and 42% after handover.

The arithmetic closes exactly. The instalments total 10 + 10 + 80 = 100%. The 58/42 construction split resolves the monthly schedule: 10 + 10 + 38 monthly instalments is 58% paid by handover, leaving 42 monthly instalments, or 42%, paid afterwards. Thirty-eight monthlies from the second payment also lands the handover point a little over three years from booking, which is consistent with an EOI taken in late 2026 against a Q4 2029 handover.

Forty-two per cent payable after you have the keys is the substance of this plan. On a AED 799,000 studio that is AED 335,580 falling due after handover, at AED 7,990 a month — a figure a rental income can be set against rather than paid out of savings. The trade is duration: eighty monthly instalments is a six-year, eight-month commitment from booking.

This plan is stated for the residential units. No commercial payment plan has been given to us — ask us and we will get the office and retail terms from the developer.

Where it is

The project sits in Dubai Land Residence Complex, in Dubailand. The map pin supplied with the EOI release resolves to 25.092086, 55.381734, inside the Wadi Al Safa 5 sector — the Dubai Land Department sector that contains DLRC.

DLRC is a multi-developer freehold community that started in 2006, running to roughly 10,000 homes, and it sits at the junction of Al Ain Road (E66) and Emirates Road (E611). It is a mid-market apartment district with established tenant demand, which is the relevant context for both the studio entry price and the retail unit: the footfall is residential and it is already there.
