An undisclosed tower for Business Bay
A new A+ grade commercial tower is coming to Business Bay. It is the work of one of the UAE's most reputable developers, which has asked that its name is not attached to the project until it launches formally. We are honouring that, so nothing on this page names it.
Everything below is indicative pre-launch guidance, not confirmed terms. The rate, the service charge and the handover date are the figures we have been given ahead of launch. None of them is a developer-published number, none of them is contractual, and all of them are expected to move. Each one will be replaced with the developer's own released terms the moment those exist. The launch itself is expected in roughly one to two weeks, and that timing is not confirmed either.
What we are told
- 66 floors, A+ grade, commercial throughout
- One, two or four units on each floor — a quarter floor of about 2,500 sq ft, a half floor of about 5,000 sq ft, or a full floor of about 10,000 sq ft
- Launch rate indicated at AED 4,500 per sq ft — indicative guidance, not a published rate
- Entry price, derived, not quoted: AED 4,500 per sq ft against the smallest release, a quarter floor of about 2,500 sq ft, works out to about AED 11,250,000 for that unit — our arithmetic on the rate above, not a developer-quoted price
- Payment plan: to be confirmed — no terms have been released
- Service charge indicated at AED 25 per sq ft — indicative guidance, not a published rate
- Handover indicated for Q1 2030, on a programme described to us as around three and a half years
