Binghatti Starfall is an upcoming Binghatti launch in Al Jaddaf, Dubai
Binghatti Starfall is a residential and retail tower coming to Al Jaddaf. It is registered with the Dubai Land Department as project number 4483, under the developer Binghatti Developers Fze, with United Arab Bank as escrow agent on account 9134025839071. The developer has indicated a launch on 22 September 2026, and that date is tentative — it is the developer's own word for it, and nothing on this page treats it as fixed.
The prices below are pre-launch guidance, not released terms. The release that gives the studio band says, in the same message, that prices and the payment plan are to be announced. So the studio figure here is labelled indicative everywhere it appears, no one-bedroom price is published at all, and no price per square foot is calculated from either. Binghatti's own released list replaces all of it the moment it exists.
The Binghatti Starfall unit mix
Binghatti Starfall is configured as G+4P+14 RES+ROOF — ground floor, four podium levels, fourteen residential floors and a roof level. The release gives this mix:

Every size above is an average for its type, not a unit size and not a minimum. That is how the release states them, and it matters: an average tells you what the type is like in bulk and tells you nothing about the particular unit you would be buying. The area basis is not stated either — whether these are built-up, suite or sellable areas is confirmed with Binghatti before exchange.
The register and the release describe two different buildings
Two counts of Binghatti Starfall exist and they do not agree, so both are published here with their source. The developer release sums to 771 units — 754 homes plus 17 retail. The Dubai Land Department register records 543 units against project 4483.
The mix diverges further than the total does. Set side by side:

The studio and one-bedroom counts are close to transposed between the two, and only the retail line agrees. A registered configuration can legitimately predate a developer's final one, and that is the likeliest explanation — but it is an explanation, not a fact, and we have not chosen between the sources. If you are reserving a studio off the marketing mix, the register currently records 85 of them, and that is worth putting to Binghatti in writing before you pay anything.
The height differs too: DLD registers building 620 at 22 floors, while the developer configuration describes roughly twenty levels. We have asked Binghatti to confirm which configuration is current and will publish the answer.
What the Dubai Land Department records for project 4483
Binghatti Starfall is a registered, escrowed Dubai project, and the register is the evidence for it. These figures are the Land Department's own, from DLD's live Mashrooi RERA register as pulled on 8 September 2026:

The completion date above is DLD's projected date, which is what the register holds — it is not a developer handover commitment and it is not contractual. A twenty-two-storey tower projected to complete thirteen months after its sales launch is a short programme by Dubai standards, and the handover date is worth confirming in writing with Binghatti before exchange.
Retail at Binghatti Starfall
Seventeen retail units are included in the Binghatti Starfall release. The retail sits under a resident base weighted heavily to studios and one-bedroom apartments: 696 of the homes in the release are one of those two types. That is a high-turnover, high-footfall tenant profile, and it is the single most useful thing to know before choosing a concept for a unit at the base of this building.

Where Binghatti Starfall is
Binghatti Starfall stands in Sama Al Jaddaf, a sub-community of Al Jaddaf in Dubai. The Land Department's own transaction record places the Starfall plot in the sub-community it writes as "Sama Al Jadaf" — not in Jaddaf Waterfront and not in Dubai Healthcare City Phase 2, the two other sub-communities inside the same Al Jaddaf sector.
The Land Department registers the building at latitude 25.224662, longitude 55.329488, and the location pin supplied with the release falls within about five metres of that point — two independent sources describing the same plot. Binghatti describes the site as minutes from Al Jaddaf Metro Station and DEWA Headquarters; that is the developer's own characterisation, and we state no walking time or distance of our own.
Al Jaddaf sits between Dubai Creek and Business Bay. Binghatti holds eleven other registered projects in the same Land Department area — Gateway, Avenue, Creek and Pinnacle already completed, and Ghost, Starlight, Ivory, Twilight, Moonlight, Cullinan and Wraith under construction. This is a developer building repeatedly in one place rather than arriving in it.
