PROJECT DESCRIPTION
Overview of Como Residences
Como Residences is a residential supertall skyscraper currently under development on Palm Jumeirah in Dubai, United Arab Emirates. The tower is planned to rise to approximately 300 metres with around 75 storeys and forms part of the ongoing expansion of the Palm Jumeirah waterfront district. The project is being developed by Nakheel through its subsidiary The Palm Jumeirah Company, with main construction works undertaken by ALEC Engineering and Contracting. Construction began in September 2023 and the estimated completion date has been revised to the second quarter of 2028. The development will contain an estimated 76 residential units arranged across multiple levels with a range of apartment and penthouse configurations. Units include two, three, four, five and six bedroom residences as well as duplex apartments and large multi level penthouses. The tower structure and floor plates are designed to maximise coastal and skyline visibility across Palm Jumeirah, the Arabian Gulf and major Dubai landmarks along the coast.
Architectural Characteristics and Building Layout
The design of Como Residences is influenced by the form of an organic seashell. The architecture features stacked curved terraces and stepped floor plates intended to reflect wave formations facing the surrounding sea. Each residential level occupies a large portion of the tower footprint and some upper level residences span multiple floors. The development includes wide terraces on several levels, many of which incorporate swimming pools and landscaped outdoor areas. Apartments are planned to occupy half a floor at minimum scale, while larger penthouses and duplex residences occupy entire floors or multiple floors. Each residential unit is designed with panoramic viewing orientations, allowing either 180 degree or full 360 degree views depending on its location within the tower. The rooftop area at approximately the seventy first storey includes a viewing platform and swimming pool overlooking Palm Jumeirah and the wider Dubai coastline.
Residential Units and Internal Infrastructure
Residential units within Como Residences are designed to provide large internal floor areas relative to the limited number of apartments in the tower. Layouts range from two bedroom apartments to large six bedroom configurations and penthouses. Some residences integrate private pools positioned on exterior terraces. Smart home systems are planned for each unit, allowing residents to manage lighting, climate control and security systems through interconnected digital infrastructure. Communal facilities distributed through the building include private lounges, concierge reception areas and shared workspaces. Additional internal amenities proposed by the developer include a business centre, cafe facilities, childrens play areas, childrens splash pools and multipurpose leisure lounges. Sports and recreation spaces include a padel tennis court and squash court alongside several large swimming pools and lap pools. These facilities are located on different levels within the podium and terrace sections of the tower.
Location within Palm Jumeirah
Como Residences is situated on the trunk area of Palm Jumeirah, one of the most recognisable artificial islands in Dubai. Palm Jumeirah is structured around a central trunk connected to multiple fronds extending into the Arabian Gulf and linked to mainland Dubai by road infrastructure as well as a monorail transport system. The surrounding district contains a combination of hotels, resorts and residential developments including shoreline apartment complexes, mid rise luxury towers and serviced residences. Nearby built infrastructure includes Palm West Beach, Nakheel Mall and The View at The Palm observation deck. These locations provide retail, dining and recreational facilities within short distance of the tower. The waterfront coastline of Palm Jumeirah also includes a number of public beaches and promenade spaces which are accessible through the trunk road network.
Transport Connections and Accessibility
Transport connectivity to Como Residences is primarily provided by the main Palm Jumeirah trunk road which links the island directly to the Dubai mainland road network. Sheikh Zayed Road and Al Sufouh Road provide onward access to key business districts including Dubai Marina, Dubai Media City and Downtown Dubai. According to common traffic patterns recorded through mapping services, the drive time from Palm Jumeirah to Dubai Mall in Downtown Dubai is approximately eighteen minutes while Burj Al Arab is reachable within roughly thirteen minutes by vehicle. Dubai Marina and The Walk JBR area can be accessed within approximately fourteen minutes by car. Aviation connectivity is also notable with Dubai International Airport located around twenty five minutes away and Al Maktoum International Airport positioned roughly thirty three minutes away depending on traffic conditions. Public transportation options include the Palm Monorail which connects Atlantis The Palm to the mainland integration point at Palm Gateway station.
Nearby Landmarks and District Infrastructure
The surrounding Palm Jumeirah environment includes numerous hospitality and leisure facilities. Several hotels operate nearby including Radisson Beach Resort Palm Jumeirah, Voco Dubai Palm Jumeirah, Adagio Palm Jumeirah and Fairmont The Palm. These hotels collectively host restaurants, rooftop lounges, beach clubs and other hospitality venues. Cultural and entertainment attractions in proximity include Skydive Dubai at the northern side of Dubai Marina and Marina Walk which offers waterfront dining and pedestrian areas. Palm Jumeirah Mall located nearby incorporates retail stores, cinema facilities and supermarket services while Palm West Beach hosts a promenade with restaurants, cafes and recreational spaces along the waterfront.
Education and Community Services
Several schools located within short driving distance serve the surrounding residential population. Dubai College located approximately 2.4 kilometres away in Al Sufouh is a secondary school following the British curriculum. The International School of Choueifat also located in Al Sufouh operates under the SABIS educational framework. GEMS Dubai American Academy located in Al Barsha provides American and International Baccalaureate curriculum programmes and is classified within higher government inspection categories. Additional education providers within the wider district include Regent International School and other institutions distributed across Al Sufouh and Al Barsha communities. Healthcare centres, pharmacies and daily convenience facilities are accessible through nearby mixed use developments along the Palm trunk and adjacent city districts.
Development Timeline and Construction Background
The project entered early development planning stages during 2023 before construction commenced in September of that year. The building contract valued at approximately 490 million United States dollars was awarded to ALEC Engineering and Contracting for structural and major construction works. According to Dubai Land Department data the total project value is estimated at approximately AED 1,206,340,000. Early sales activity in the development included several high value transactions including a penthouse sale reported at AED 500 million which drew international attention to the project. The combination of limited residential supply and the vertical tower design positions the building among high rise waterfront developments under construction across Palm Jumeirah.
Investment Context and Distressed Asset Opportunity
Within the current market environment some individual units associated with this development may be classified as distressed assets. A distressed asset refers to a property listed or transferred at a price below prevailing market value due to urgent sale conditions, early pre registration assignment or financial restructuring by the owner. Distressed asset transactions occasionally occur during off plan construction phases when purchasers seek rapid liquidity before project completion. In such cases resale pricing may fall below current comparable valuations for Palm Jumeirah properties. Buyers researching opportunities within Como Residences may therefore encounter listings characterised as distressed assets based on below market pricing relative to surrounding luxury developments.
Position within the Palm Jumeirah Property Market
Palm Jumeirah represents one of the most established waterfront property zones in Dubai and contains a mixture of high rise apartments, villas and hospitality resorts. The island occupies a strategic coastal location near Dubai Marina, Dubai Harbour and Media City which has supported continuous demand from both residents and international investors. Large scale residential towers such as Como Residences form part of the ongoing vertical expansion of Palm Jumeirah where land availability is limited and projects are focused on high density waterfront living. As a result the tower contributes to the continuing evolution of Palm Jumeirah from a predominantly low rise villa destination into a district that includes supertall residential infrastructure alongside hotels and leisure developments.
