PROJECT DESCRIPTION
Overview
Palm Beach Towers is a multi-building residential and mixed-use development located on Palm Jumeirah in Dubai, United Arab Emirates. The complex occupies a strategic position at the entrance of Palm Jumeirah where the trunk meets the mainland. The development comprises three individual high-rise towers constructed above an existing podium structure that incorporates the Palm Monorail station and a large multi-level parking facility. Palm Beach Towers forms part of a wider waterfront zone linking Palm Jumeirah with Dubai Marina, Dubai Media City and Al Sufouh. The project is being developed by Nakheel through its subsidiary The Palm Jumeirah Company and is part of the continuing expansion of residential inventory on one of Dubai most prominent waterfront master developments.
Location
The development is situated directly at the gateway to Palm Jumeirah, the large palm shaped artificial island extending into the Arabian Gulf. The site lies on the trunk of the island close to the Palm Jumeirah interchange that connects with Sheikh Zayed Road, the principal north south highway of Dubai. This location provides direct road access to several major commercial and residential districts in the city. Dubai Media City is located approximately 0.9 km from the development, Emaar Beachfront lies about 1.4 km away and The Greens and The Views residential communities are located roughly 1.8 km to the east across Sheikh Zayed Road. Barsha Heights and Al Sufouh are also located within a short travel distance and provide additional commercial and residential infrastructure.
Building Specifications
Palm Beach Towers is designed as a complex consisting of three separate residential towers known as Palm Beach Towers Residences 1, Palm Beach Towers Residences 2 and Palm Beach Towers Residences 3. The towers rise to approximately 51 storeys, 49 storeys and 61 storeys respectively. The development contains an estimated 1,265 residential units including one bedroom, two bedroom and three bedroom apartments as well as duplex units. The towers are constructed above a podium which integrates the Palm Monorail station along with a parking structure containing approximately 4,000 parking spaces. Above the podium level a landscaped deck includes leisure facilities, sports areas and approximately 8,600 square feet of retail space designed to serve both residents and visitors.
Development History
Construction activity for the project originally commenced in 2007 under the earlier name The Palm Gateway. Initial works included construction of the podium structure, parking levels and monorail station infrastructure which were completed between 2007 and 2009. During the global financial crisis construction of the residential towers was temporarily placed on hold after the podium structure had been completed. The project was subsequently revived and relaunched in June 2022 under the name Palm Beach Towers as part of a renewed development strategy by Nakheel. In September 2023 Shapoorji Pallonji International was again appointed as the main contractor to carry out construction works for the towers above the completed podium structure.
Amenities and Facilities
The development includes a range of shared facilities located across podium and tower levels. Proposed amenities include a residents lounge, gymnasium, spa, infinity swimming pool, indoor and outdoor play areas for children, yoga spaces and a multipurpose event room. Additional features include retail outlets and cafe space positioned within podium plazas that connect to the surrounding promenade areas at the base of the complex. A landscaped podium deck provides pool and sports facilities together with open recreation areas positioned above the monorail station structure. The project also incorporates direct access to a private beach club and park area located along the adjacent waterfront section of Palm Jumeirah.
Transport and Connectivity
Palm Beach Towers benefits from several modes of transport connectivity. The Palm Monorail terminal station is integrated into the base of the development providing a rail link along the trunk of Palm Jumeirah to Atlantis at the crescent of the island. For road transport the complex sits near the bridge connecting the island to the mainland and provides rapid access to Sheikh Zayed Road. By car Dubai Mall in Downtown Dubai is approximately 14 minutes away while The Walk at Jumeirah Beach Residence is around 10 minutes away and Burj Al Arab can be reached in approximately 12 minutes. Dubai International Airport lies roughly 22 minutes driving distance and Al Maktoum International Airport in Dubai South is approximately 32 minutes away depending on traffic conditions.
