PROJECT DESCRIPTION
Overview
Address Bayview is a multi-building residential complex under development in Emaar Beachfront, within the Dubai Harbour district between Dubai Marina and Palm Jumeirah, Dubai, United Arab Emirates. The development forms part of a large waterfront master plan positioned along the Arabian Gulf coastline. The project comprises two primary towers known as Address Bayview Tower 1 and Address Bayview Tower 2. The structures will rise to approximately 66 and 51 storeys respectively and are supported by a common podium with a basement parking level. Construction on the project began in October 2023 and the estimated completion date stated by the developer is the third quarter of 2028. The project is being developed by Emaar Properties through its development subsidiary Emaar Development and the main construction works are being carried out by Al Sahel Contracting with foundation work undertaken by Dutch Foundation Company. According to submissions made to the Dubai Land Department the reported project value is approximately AED 823,000,000.
Location and surrounding district
Address Bayview is located within the Emaar Beachfront master community which forms part of Dubai Harbour. Dubai Harbour is a waterfront district situated between Palm Jumeirah and Dubai Marina on the Persian Gulf coastline. The area is characterised by a combination of residential buildings, hotels, marinas and leisure facilities oriented towards waterfront living and tourism infrastructure. Emaar Beachfront itself is a private residential island‑style community consisting of multiple residential towers positioned around a central boulevard with direct beach access. The district overlooks the Arabian Gulf and provides proximity to several established neighbourhoods including Dubai Marina, Jumeirah Beach Residence, Dubai Media City and Palm Jumeirah. These surrounding areas collectively form one of the densest clusters of waterfront residential and tourism assets in the city and contain a mixture of residential towers, hospitality developments, retail promenades and marinas.
Residential configuration
The development is planned to contain approximately 664 residential units distributed across both towers. Unit configurations include one bedroom, two bedroom, three bedroom, five bedroom and six bedroom apartments together with a limited number of penthouse residences situated on upper floors. Apartment layouts incorporate living areas oriented towards waterfront views and balconies designed to provide shading and passive ventilation. The development includes a shared podium level where several of the communal amenities will be located. At its initial market launch prices began from approximately AED 3,300,000 for entry level units with larger penthouses recording significantly higher transaction values according to Dubai Land Department records.

The podium level at Address Bayview will accommodate a range of resident oriented amenities. Facilities published by the developer include a large infinity pool, shaded leisure decks, gymnasium, children’s play areas and landscaped outdoor areas incorporating barbecue decks and seating spaces. The property is also planned to include bicycle storage areas, retail spaces at lower levels and secure covered parking located within the basement substructure. Additional facilities mentioned in project documentation include private beach access, electric vehicle charging or parking spaces, shaded children’s pools and sun loungers. The architectural design incorporates balconies fitted with perforated panels which serve dual purposes by filtering sunlight while allowing airflow and light to reach the interior spaces. Landscaping throughout the podium terrace and open areas is planned to include native and climate‑adapted plant species suitable for coastal conditions.
Transport and connectivity
The location of Address Bayview provides road connectivity to major transport corridors across Dubai including Sheikh Zayed Road which runs parallel to the coastline. Typical travel times by car are reported to be approximately 25 minutes to Dubai Mall in Downtown Dubai, around 15 minutes to Palm Jumeirah, roughly 21 minutes to the Burj Al Arab area and approximately 11 minutes to The Walk at Jumeirah Beach Residence. Dubai International Airport is located roughly 33 minutes away by road while Al Maktoum International Airport at Dubai South can be reached in approximately 37 minutes depending on route and traffic conditions. Public transportation access is supported indirectly via Dubai Marina Metro stations and tram connections which serve the surrounding Dubai Marina district.
Nearby infrastructure and landmarks
The surrounding districts provide a range of recreational facilities and landmarks located near the project site. Within approximately two kilometres residents can access Dubai Marina Walk, Skydive Dubai and The Walk JBR retail promenade. Nearby beachfront areas include Marina Beach and Sufouh Beach. Recreational facilities within several kilometres include Emirates Golf Club and the Montgomerie Golf Course in Emirates Hills. Cinema facilities located nearby include Reel Cinemas at Dubai Marina Mall and Vox Cinemas at Nakheel Mall on Palm Jumeirah. Educational institutions within a short driving distance include Dubai College in Al Sufouh and the International School of Choueifat Dubai along with Regent International School and Emirates International School Meadows.
Nearby hospitality and tourism facilities
Dubai Harbour and the adjacent districts contain a concentration of hotel developments that support tourism infrastructure in the area. Nearby hotels include One and Only The Palm, W Dubai Mina Seyahi, Le Meridien Mina Seyahi, Al Habtoor Grand Resort Autograph Collection and Le Royal Meridien Beach Resort and Spa. These properties provide restaurants, beach clubs and hospitality venues located within roughly one kilometre to 1.3 kilometres of the development site. Transaction data recorded by the Dubai Land Department indicates a range of off plan sales within the project including one bedroom units, larger apartments and penthouse level properties. Recorded transaction prices vary based on unit size and position within the towers. When a property within this development is listed significantly below prevailing market comparables it may be classified as a distressed asset. Development timeline
The project was first traced in developer documentation during April 2023. Construction activity was recorded as beginning in October 2023 following the project launch and commencement of site works. The estimated completion year for Address Bayview is 2028 with the developer indicating a handover target of the third quarter of that year. The original sales launch utilised a staged payment structure consisting of a ten percent booking deposit, eighty percent payable during the construction period and the remaining ten percent due upon handover of the completed property.
