Overview

Design Quarter Tower A is a planned 34 storey residential building located within the Design Quarter complex at Dubai Design District in Dubai, United Arab Emirates. The tower forms part of a mixed use urban district intended to accommodate residential units within a broader environment of creative offices, retail units, public spaces and cultural venues. The development forms one component of a wider master plan that seeks to expand the residential population of Dubai Design District while maintaining the area’s established role as a hub for design, fashion and media industries. The project is being developed by Meraas Holding while the master developer for the broader area is DHRE 2 BTS. Upon completion the building is expected to contain approximately 197 residential units distributed across 34 floors above ground with two basement levels allocated to parking and building infrastructure.


Development context

Dubai Design District, commonly abbreviated as d3, is situated to the south east of Downtown Dubai and sits between Ras Al Khor Road and Al Khail Road. The district was conceived as a purpose built centre for the creative industries and hosts showrooms, offices, co working environments, event venues and hospitality developments. Over time residential buildings have been introduced in order to support a live work environment and extend the functioning of the district beyond working hours. Design Quarter is the primary residential component within this master planned creative zone. Tower A is one of the residential buildings forming this cluster and is planned as a high rise tower connected on its western side to a multi storey car park structure designed to service the broader development.


Architecture and building form

The building is designed as a residential skyscraper with typical apartment floors rising above a podium and basement parking structure. Two basement levels accommodate parking facilities for residents and visitors along with mechanical and service areas. Residential floors contain a range of apartment configurations typical of contemporary Dubai residential developments. While detailed architectural drawings may evolve during the construction process, the tower is expected to follow the general visual language associated with Meraas residential projects in central Dubai which typically include modern façades, balconies and communal amenity spaces integrated into podium levels or shared terraces.

The development will contain an estimated 197 residential units. Apartment layouts are typically designed to cater to a variety of household profiles including individuals employed in nearby business districts as well as families seeking proximity to central Dubai. Units in Design Quarter commonly include one bedroom, two bedroom and three bedroom configurations depending on building layout and floor plate design. The building may also incorporate shared amenities such as landscaped communal areas, recreational facilities and internal circulation spaces connecting residents to retail outlets and public areas within the master development.


Location and connectivity

Design Quarter Tower A is located inside Dubai Design District, which places it within close proximity of several of the city’s established commercial and residential centres. The development lies approximately 2.4 kilometres from Downtown Dubai which contains landmarks including Burj Khalifa, Dubai Mall and Dubai Opera. Business Bay is located roughly 2.8 kilometres from the site and serves as one of Dubai’s primary office districts.
